Vinings Jubilee Shopping: Why Appointments Are Replacing Racks

Walk into the space that used to hold Banana Republic at Vinings Jubilee and you will not find a folded stack of chinos. You will find yoga mats, running shorts, and a staff member ready to talk you through a fit. Lululemon has occupied that spot since 2025, and the shopping center marked its first year there on July 31, 2026. That single swap is easy to read as one brand replacing another. Line it up against everything else that has joined the center since 2023 and a different pattern shows up: Vinings Jubilee has spent three years filling its newest square footage with places you book, not places you browse.

Paces Properties, the commercial developer that owns the center, said as much when it announced a wave of new tenants in late 2023. President and CEO David Cochran called the additions a set of "new convenience or resource" for the neighborhood rather than new merchandise, as Metro Atlanta CEO reported. Read against what actually opened next, that phrasing was accurate. The center wasn't restocking. It was rebuilding around appointments.

The Space Banana Republic Left Behind

Banana Republic held down one of the center's larger footprints for years, a roughly 5,500-square-foot anchor spot that fit the original Jubilee formula: a national apparel chain, a fitting room, a register. When Lululemon took the space, it kept the square footage but changed what happens inside it. Lululemon markets its stores as places to shop, sweat, and stay a while, and the Vinings location has leaned into that positioning with community programming since it opened. A year in, the center celebrated the anniversary with its own event listing rather than treating the store as just another retail tenant.

This is the only tenant swap in the recent record, and it kept apparel in the mix while adding in-store community programming. Everywhere else, the center didn't replace anything. It expanded into new space and filled it with something that wasn't there before.

The Three That Came Before That

As Metro Atlanta CEO reported, Paces Properties announced three additions before Lululemon as part of the same expansion push:

  • Drybar opened its doors on October 6, 2023, bringing the blowout bar model to a space next to the Loft clothing store.
  • Sea Love, a candle bar and boutique, followed in December 2023 as the brand's first Georgia location, with in-store candle-making classes as a core part of the business rather than a side attraction.
  • California Closets arrived in 2024 with a dedicated showroom for custom closet and home organization design, a category the center had not carried before.

None of these replaced an existing shop. Paces Properties described the move at the time as expanding the center's footprint, not backfilling a vacancy. That distinction matters. A landlord swapping out a struggling tenant is making a defensive move. A landlord building new space specifically for a candle-making studio and a closet design showroom is making a bet about what draws people back more than once.

Warby Parker completed the run in 2026, taking Suite 226 with an eyewear model built around eye exams and fittings rather than off-the-rack browsing. Store reviews left through early September, including one from a Labor Day weekend visit, confirm it is open and already generating repeat customer feedback naming staff by name.

The Shops That Never Left

None of this displaced the center's original character entirely. Fab'rik, the clothing boutique, is still there. So is Read Shop by The Merchant, the coffee shop that doubles as a bookstore. Waiting on Martha Home continues to anchor the home goods side, alongside Primadonna by Rigby & Peller, Southern Baked Pie Company, and Boardroom Salon for Men. These are the tenants that predate the expansion wave, and they are still doing the job they were built to do: sell you something to take home.

What's changed is the ratio. Many of the center's additions since 2023 have been services or experiences, while Lululemon has added fitness apparel alongside its in-store programming. The older apparel-and-goods tenants remain part of the mix, but they are no longer the whole story.

Reading the Shift in a Table

Year Tenant How it entered the center What it actually sells
2023 (Oct) Drybar New space, center expansion Scheduled blowouts and styling
2023 (Dec) Sea Love New space, first Georgia location Candle-making classes and custom candles
2024 California Closets New space, dedicated showroom Custom home organization design
2025 Lululemon Replaced Banana Republic Fitness apparel plus in-store community programming
2026 Warby Parker New space, Suite 226 Eyewear fittings and eye exams

Most rows past 2023 involve a scheduled visit, a class, an exam, or a design consultation. Lululemon's row also includes fitness apparel and in-store community programming, so the mix combines services and experiences with retail.

Why This Matters If You Live Here

A shopping center built around apparel racks gets one kind of visit: you go when you need something, you leave when you have it, and you might not be back for a season. A center built around services gets a different rhythm. A Drybar client comes back every few weeks. A California Closets project means multiple visits across a design and install timeline. A Warby Parker fitting or an eye exam has a natural repeat cycle built into it. Even Sea Love's candle classes are structured as recurring, bookable sessions rather than single transactions.

That can change what a Tuesday afternoon or a Saturday morning at Vinings Jubilee looks like compared to five years ago. The newer mix includes services and experiences people can book, alongside storefronts for browsing.

The Nearest Reason to Walk Over

The center's own calendar has a Ladies Night Out scheduled for September 17, 2026, from 5:00 to 7:00 p.m., the kind of evening built for exactly the tenant mix described above: a stop at a boutique, a browse through Read Shop, maybe a candle poured at Sea Love, all inside a two-hour window designed to be walked rather than driven between stops.

None of this changes what Vinings Jubilee has always been at its core, a small, walkable center in the middle of a residential neighborhood. What's changed is what pulls you there on a random weekday. Three years ago, that answer was almost always "I need to buy something." Today, an appointment is one more reason to go.

If you're weighing what a neighborhood like Vinings actually offers day to day, beyond what shows up in a listing description, this is the kind of detail worth knowing before you commit to a block. Robert Peterson has spent years working buyers and sellers through Vinings, Buckhead, and the close-in Atlanta neighborhoods where these small shifts in daily life matter as much as square footage.
